Begin with the boundary.
Is an area external, internal, usable or inclusive of a terrace? Does a price cover a material package, an assembled building, delivery or work on site? Write these boundaries down before placing two offers side by side.
The KINET catalogue covers a broader brand system than the three homes featured here. Catalogue-wide performance statements must not be transferred to AFrame, MirrorCabin or GardenPod without evidence for that product and configuration.
A material is not an entire building.
A steel grade identifies part of a material specification, not a structural design or approval for a site. Insulation thickness describes one layer. A glass name describes a product direction. None is a complete-building certificate.
Distinguish material conductivity from the thermal transmittance of a complete assembly. For windows, identify whether a value covers glass alone or glass with its frame. Request units, test or calculation method, and the exact product to which the result applies.
Ask what supports the claim.
A wind-speed headline is not universal permission to install a building anywhere. Request the design basis and have the project team establish what applies to the actual location, geometry, connections and foundations. Fire, acoustic and seismic claims also need a relevant scope and supporting documentation.
These are enquiry questions, not engineering or legal advice. Locally appointed professionals and the approval authority determine applicable requirements. The website's conceptual 3D model is not a construction or compliance drawing.
A better brief makes a better quotation.
Send the destination, use, quantity, model, photographs, access constraints and desired scope. Ask the proposal to identify packaging, transport, unloading, assembly, foundations, services, local review and exclusions separately. Confirm commercial responsibilities in the actual contract.
The registered calculator serves a different purpose: it uses a standard reception-centre material baseline. It is not an automatic price for these homes or a complete delivered-building estimate. Product quotations need a product-specific brief and confirmed scope.
Before the conversation.
- Define each area and the quotation boundary.
- Match claims to products, assemblies and documents.
- Confirm local design and approval responsibilities.
- Separate supply, logistics and site work.
